Our rental property was 23 years old. Tenants have obviously cared for the property but the house was tired, to say the least. Had we put it on the market as it was, we could only have sold it at a low priced reno.

We considered managing a renovation ourselves but decided against it for the following reasons:

* we are inexperienced in knowing what renovations are best to achieve a quick and satisfactory sale. We could very easily go over or under what was required for a cost effective renovation

* we would have had difficulty finding multiple trades persons prepared to quote

* we would have had difficulty engaging, supervising and coordinating various trades at short notice within a minimum timeframe

Our initial discussion with Todd satisfied our assessment regarding regarding his integrity, how well he knows the market, what experience he's had in managing renovations and preparation of properties for sale, and whether his terms of contract were satisfactory.

Todd is extremely well supported by his experienced PA, Claudia Pope. In advance of our property becoming vacant, Todd had advised on a scope of work that fitted within our budget, Claudia had presented us with quotations and we had paid deposits for trades to start as soon as the property was vacant.

I made an effort to engage with each trades person and show my appreciation. They were known to each other, they were focused on preparation for a sale as an endpoint, their workmanship was outstanding, they handled a few unexpected issues extremely well and they largely coordinated each others' activities for the work to flow efficiently. There were a few activities which we chose to do as well in conjunction with the trades persons and Claudia including installing curtains.

My wife worked with Claudia with the staging. This was literally the icing on the cake. The final result was chalk and cheese.
